A free, open index of asking prices for residential property in North Cyprus: the median price per m² by region and property type, building-land prices and how long listings stay on the market. Current figures are as of 18 October 2026.
The index takes the prices sellers ask in public sale listings across North Cyprus and divides each by the stated interior area, then reports the median for each region and property type. The most extreme 2% at each end is left out, so plot areas typed as floor areas and obvious errors do not move the figure.
These are asking prices, not sale prices, and not valuations. Transaction prices are not published in North Cyprus, so asking prices are the closest open signal of the market.
